Living in a Staged House

Client’s always ask, “How do I live in my house after it has been staged?”

This room had never been used as a dining room, during my consultation, I was told that the family eats at the counter in the kitchen, therefore this room could be left as is. However if the family wanted to use the table it would be very easy to redo for a showing.

When staging a property, it is very important to take into account the seller’s life style.  This is why consultations are so important.  If the seller is someone who is very used to picking up every day staging is very easy for them.  However we all know that everyone is different and for some people it is more difficult to keep things in place.  As a professional Home Stager, I have been taught to make staging easy for my clients when there is a showing.  Today we all have phones with cameras, so when the staging job is finished, I will always ask my client’s to take pictures.  This way they know how to make it look for a showing.

Also if there are children in the house, I give them a sense of ownership when it comes to their rooms.  I will give them baskets and bins so everything they play with has a home.  This way they can still play but when they are finished they have to pick up and put things away.  I have found this works very well, it involves the children in the selling process, giving them a real sense of pride, that they are doing their part to get the house sold.

When Living with Staging Please don’t loose sight of the whole picture, try to remember these important points.

  • Staged houses sell quicker
  • Staged houses bring stronger offers to the table
  • Realtors will be likely to show your property over a house that does not show as well as yours.
